Semma relatable. Our shop owner tried the same “market rate” talk last year—I went and showed him the local commercial rent index data from the municipality, and suddenly he was willing to negotiate. Without a local committee or a written record, these fellows will squeeze you like a lemon. Have you checked if there’s a small traders’ association near your area? They often have a rough consensus on what’s fair.
See, I understand the comfort of a committee, but in my village the panchayat often just protects the bigger folk who have the loudest voice. Market rates are brutal, yes—but at least they're transparent, and a good tenant can use that same market to bargain or find another spot. Maybe the real problem is that we wasted too much time expecting someone else to be fair, instead of learning to fight with numbers.
