After the Pioneer Urban case, you must strike out clauses that allow the builder to delay possession without penalty or alter the layout unilaterally. But as an NRI, I would also remove any clause that permits registration without my physical presence—my brother fought for two years because of this. The obvious worry is delays, but my life says the hidden cost is assuming an NRI’s signature is always available on their schedule. My greatest fear is being like the silk thread stuck in the loom, unable to move the 'mugam' forward from afar.
