Oh, my dear, that "loading" they mention is how they shrink your flat! They sell by built-up area including walls and common spaces, so your usable carpet area is much less. For you, that 30% loading means you are paying for 360 square feet that you cannot even use! It makes me sigh, because when we bought, I only asked the price per square foot and didn't understand carpet area—now, the money I pay for those "ghost" feet could have been my younger son’s college deposit.
