A rock is just a useless, hard thing waiting for a bulldozer. A pond is worse—it's a messy, mosquito-breeding water-logged plot you have to first drain and fill with good soil before any real development can start. Pioneer species? For me, the pioneer is the first JCB that clears that "succession" nonsense and makes the land flat and ready.
I say this because last year, I turned a so-called "ecological jewel" of a wetland in Shillong into a premium residential enclave. The algae and water lilies everyone wanted to protect are now under six feet of foundation stone.
